General Information

  • Lynnskill is located in the Catskill Mountains, three hours and fifteen minutes from New York City.
  • It is a turn-key retreat center licensed for 200 guests plus staff.
  • Its spacious acreage includes two year-round creeks, rolling hills, meadows and two large spring fed ponds.
  • Originally built as a farm, the converted buildings have an inviting and rustic ambiance.

Infrastructure

  • The infrastructure totals over 35,000 sq. ft. Buildings include the Main Lodge, the Carriage House, the Strawberry Barn and the White House.
  • The facilities are fully winterized and operate year round.
  • Sparkling underground springs provide drinking water.
  • There is DSL highspeed wireless Internet access.
  • Due to the hills there is no cell phone reception. However 10 phone line are currently installed.
  • Cable TV is available.

Accomodation

  • Lynnskill can accommodate up to 200 guests plus staff.
  • There are 38 one or two room suites, each with an en-suite bathroom.
  • There are 43 bathrooms including the public restrooms
  • The rooms are spread across three buildings so different groups can be housed simultaneously.
  • There is a fourth residential building, the 4000+ sq ft White House has been used as both staffing and owners residences. It has 6 bedrooms, kitchen, dining room, and two living rooms - one of which is oversized and usable as dorm space for staff.

Meeting Halls

  • Lynnskill has four meeting halls.
  • The third floor of the Carriage House has a middle-sized meeting room with vaulted ceiling, creating a sense of intimacy and comfort for groups up to about 25.
  • On the first floor of the Main Lodge there is a 1000 square foot meeting room that fits 90 to 100 people. An expanse of windows overlooks a meadow, pond and hills.
  • The fourth floor of the Main Lodge has a vaulted ceiling, 1900 square foot meeting hall that can hold up to 150 people.
  • We've used a large barn as our fourth summer meeting hall, also with a maximum capacity of 150 people.

Kitchen

  • A well-equipped commercial kitchen has catered for up to 300 with ease. It includes spacious storage, preparation, cooking and clean-up areas.
  • In addition the kitchen complex includes two walk-in cool rooms and two storage rooms.
  • There is an excellent range of food suppliers available in this district. In addition to large scale wholesalers, Catskills farmers have built a reputation as growers of top quality organic produce and meats.

Dining Room

  • Its 2500 sq ft dining hall Lodge caters for large groups.
  • A solarium wraps around the dining room which can be also be used for dining.

Laundry and storage

  • The Main Lodge includes generous storage and linen rooms.
  • Laundry facilities are housed in the Strawberry Barn.
  • There are dog kennels and a chicken coop.

Improvements to the infrastructure

Since 2005 there have been substantial improvements in the Lynnskill infrastructure. When it was purchased in 2005, it was not a turn key proposition.

  • Four meeting rooms have been created with additions and improvements to the infrastructure - adding a floor, heaters, building walls, painting, and retro-fitting windows for improved ventilation.
  • The White House has had the interior painted, downstairs bedroom and entry stairs refurbished, and the chimney re-built.
  • The dining and kitchen floor in the Main Lodge have been refinished.
  • The exterior window-casings in the two main buildings have been refinished and painted.
  • The boilers in the two main buildings have been refurbished with new oil burners. The heating boiler in the Main Lodge has been fully relined with new fire bricks. The hot water system in the Main Lodge was upgraded with two large capacity oil-fired heaters and a booster pump.
  • The kitchen fire-suppression system was upgraded and complies with the latest New York State code.
  • The sewage pipe system has been rebuilt from the Main Lodge and Red Barn buildings to the septic tank.
  • The plumbing has been upgraded, with most toilets having new mechanisms and supply lines.
  • The well head was raised to comply with current regulations.
  • The bridge on the entry road has been re-built, designed to handle commercial vehicles up to 80,000 pounds and the road has been re-graded and surfaced.
  • A drainage route for snow and rain further up the hill was created so that run off is diverted from the buildings.
  • The internal roads have been resurfaced with gravel. Increased bed limit to 200 people.
